That’s why durian lovers from around the world travel to Penang to experience the original high hill old durian, where nature, time, and tradition come together in every bite.
Penang is one of the earliest places in Malaysia where durians were systematically planted, dating back to the late 1800s to early 1900s during the British colonial era. Some estates now have trees over 80 years old, passed down through generations. Many are still fruiting — often producing durians with extremely rich flavor.
Why Old Trees in Penang Are Special
1) Deep-rooted heritage: Many were planted from seeds (not grafted), giving genetic diversity and unique flavors.
2) Rich volcanic-like soil: Western Penang Island’s lateritic soil and steady rainfall suit durian perfectly.
3) Selective cultivation: Farmers have kept the best old trees and grafted new varieties (like Ang Bak, D11, Hor Lor, etc.) from them.
4) Geographical branding: “Balik Pulau Durian” is now a recognized brand
Here are the key scientific and practical reasons for why old trees often taste better :
1) Root maturity
Old trees have deep, extensive root systems that can absorb a wider range of minerals and nutrients from the soil — this enriches the fruit’s flavor and aroma.
2) Balanced energy distribution
Mature trees focus more energy on fruit rather than growing leaves or branches, leading to denser, creamier flesh.
3) Stable genetics
Older trees that have been fruiting for decades often come from seed-grown “true kampung” stock — their fruit is genetically unique and stable, with strong natural flavor.
4) Soil–tree harmony
After decades in the same location, the soil ecosystem (microbes, fungi, minerals) becomes balanced with the tree’s biology, enhancing nutrient absorption and taste consistency.
This is a 0.76-acre or 32670sf freehold parcel of land situated in Permatang Pasir, Balik Pulau. The lot is rectangular in shape and set within a traditional kampung environment, offering a serene and peaceful setting. It carries a mukim geran title with freehold tenure, and the title does not specify any particular category of land use. Based on the Penang Structure Plan 2030, the property falls within the agricultural zone.
The location is convenient, with Botanica CT just about 1.5km away. A kampung road cuts across the land, though no road reservation is reflected on the title. Some have asked whether a portion of the land must be surrendered for road access if a house is built. Road surrender is only required when applying to convert the land for development, which is not permitted here due to its agricultural zoning.
Nevertheless, under Section 115 of the National Land Code, there is an implied condition allowing the proprietor to build a dwelling house for personal use. The permissible house size can be up to one-fifth of the total land area—equivalent to roughly 6,500 square feet in this case.
Finally, while the title itself shows no formal road reservation, it is advisable to maintain practical access for neighbours, as you too rely on their paths. You may even explore rerouting the internal access for better efficiency in land use.
